Mr. Kocot is the Owner and Director of Civil Engineering and Planning Services for LandWorks Engineering office, which includes all company operations. He has over 25 years experience as a professional engineer providing design on a wide range of public and private projects. Mr. Kocot incorporates sound engineering principles with a common sense approach and an emphasis on

Mr. Darnell is the AutoCAD Manager at LandWorks. His expertise includes project parcel and topographic information, slope analysis, construction details, grading, road profiles, erosion control and storm drainage. He has been integral to the creation and management of the firm's
AutoCAD standards. Prior to working at LandWorks, Rodney work for over 10 years serving as Cadd Manager for LandDesign, Inc. Mr. Darnell also served over 10 years of military service as a Quartermaster aboard submarines
in the US Navy, where he gained the knowledge and skills he now offers to LandWorks.

Prepared the overall Master Plan and entitlements for the 145acres comprising Biltmore Park's Corporate Technology Center immediately south of the Blue Ridge Parkway boundary and adjacent (east) to I-26 in Asheville NC.
Design included site planning, engineering, environmental permitting and construction documents for the first class Corporate Technology Center within the mixed use Biltmore Park Community. Currently the campus is home to Volvo Construction Equipment's North American Headquarters and WLOS.

LandWorks has provided planning, design and permitting for several of the HomeTrust Bank sites throughout NC such as the site in downtown Waynesville.
This 1.2 acre site was the first parcel developed along Russ Avenue which had to comply with the Town of Waynesville Unified Development Ordinance. The design allowed for a pedestrian oriented site that brought to life the character and standards desired by Waynesville for the growing corridor, while maintaining HomeTrust Bank's high standards for
beautifully landscaped, functional and safe properties.

Vanderbilt Park is a 50 acre Master Planned Medical Office Park located just off I-40 and one mile from the main campus of Mission St. Joseph Hospital in Asheville, NC. Design services included preparation of a unified Master Plan and Construction Documents for the Medical Park which now serves as a home to the Mission Hospital Reuters Children's Outpatient Center, Mountain Neurological Center, Asheville Cardiology, Carolina
Ophthalmology, The Hearing Center, Appalachian Foot & Ankle and The Grove Clinic.

Crescent Communities desired to create a development design for their projects on Lake James that would respect the area's tradition of conservation, provide environmental stewardship and preserve the land and its native flora and fauna for future generations. Old Wildlife Club
and 1780 together contain over 1,600 acres of Lake front property
developed with individual lots ranging in size from 1 - 18 acres. Both communities feature lake access and miles of walking trails providing access to an amazing collection of State and National Parks along with the lake adventure center, Camp Lake James. The Camp Amenity provides a social hall, expedition center, three swimming pools, fitness center, tennis courts, outdoor amphitheater, activity fields and a lake front beach. The design included land planning, civil engineering and permitting for both communities.

The Birches at Wildcat Cliffs is a 28 unit condominium community within the Wildcat Cliffs Golf and Country Club. It is located in the Smoky Mountains midway between the quaint towns of Highlands and Cashiers in Western North Carolina adjacent to Whiteside Mountain one
of the oldest mountains in the world. Design included full site planning,
civil engineering and permitting services for the community which has elevations above 4000 feet. Each home was placed in a forested setting surrounded by mature oak, maple, poplar, rhododendron and mountain laurel while maintaining the exclusive mountain and golf course views.

The Settings of Black Mountain is a high end mountain residential community located on 660 acres in Buncombe County, NC. Design services included master planning, roadways, stormwater, water and sewer systems, grading, and
erosion control. The water system design includes a three zone system with two booster stations and a 183,000 gallon elevated tank to serve the community. Assisted with the wetlands, environmental permitting and tailoring the design to reduce stream impacts. Special attention was given to the design and placement of the lots, clubhouse, and
amenities to maximize the breathtaking views while preserving the natural resources.

Village Walk at Mill Creek provides a multifamily residential community
located on a 6.6 Acre site in Highlands, NC at 4100 feet high in the Blue Ridge
Mountains. Design services included site planning, infrastructure construction
documents and permitting for the 23 unit community located along Mill Creek,
a protected trout stream bisecting the site. The plan was crafted to preserve the
natural beauty present on the property, including more than 1.5 acres of
jurisdictional waters and wetlands, while maintaining strong connectivity to
the surrounding neighborhood and the Highlands Town Center.

Pine Ridge Apartments is a 24 unit multifamily complex situated on 2.23 acres within the Town of Boone design included site planning, civil engineering and permitting. The design plan incorporates passive public recreational green spaces clustered around the buildings and was tailored to preserve the large trees on the site as well as the character of the residential neighborhood. The site utilities design included the extension of public water and sanitary sewer to serve the site along with the installation of an innovative stormwater infiltration system that provides stormwater detention and removal of heavy metals and pollutants from the stormwater runoff prior to discharge.

This 30 unit condominium development is situated on 5.85 acres in Black Mountain, North Carolina. Design project construction cost estimates were
prepared and assisted the owner in making financial decisions with respect to
the project. Services provided included site planning, grading, storm drainage, erosion control design, water distribution plans, sanitary sewer collection, landscape design and all necessary permitting and submittal services.

LandWorks was contacted by a homeowner who had received
notification from the NC Department of Environment and Natural Resources that their regulated private ponds and dams were in need of immediate maintenance and repair. With the threat of a
fine looming, LandWorks immediately went to work investigating the ponds and dams condition, past permitting, and
operational hydraulics to prepare construction plans for the repair
and enhancement of the ponds. LandWorks worked closely with
the homeowners, and their contractor to provide construction and repair plans and permitting that ultimately saved the homeowners thousands of dollars in repair and design costs.

Provided design, cost estimating and permitting services for stormwater drainage repairs and improvements to the Old Edwards Club at Highlands Cove for the Home Owners Association and Property Manager at both the golf course and residential community. Design improvements included the addition of storm drainage culverts, erosion control, creek restoration, and the reconstruction of the golf course driving range, a couple golf tee boxes and greens as well as
paving/drainage repairs of project roadways.

LandWorks was engaged by the Cloisters Home Owners Association to review
and examine the existing pavement conditions throughout the complex,
identifying existing pavement failures types and the causes. LandWorks
determined a method of repair that would correct the problems and extend the life of the existing pavement throughout the complex, prepared construction documents, budget estimates, bid documents, administered the bidding, and assisted the HOA in the selection of a qualified contractor to make the repairs. Special attention was given to coordinating the repair schedule and
improving the safety of the complex residents. An annualized budget to guide
future repairs, maintenance and HOA assessments was also presented.

The Sam Millar Facilities Management Complex was completed in 2007 it consists of 36,000 square foot building, located at the edge of campus away from the academic and housing core. The
site incorporates a number of sustainable design features, including vegetated roof, rainwater cistern, passive solar, active
solar, and geothermal heating and cooling. The project is one of 15 state constructed facilities included in the North Carolina Office of Energy's pilot program following the North Carolina
High Performance Building Guidelines for Public Facilities. These guidelines, adapted from the U.S. Green Building Council, require the facility to meet criteria for innovative design, energy
efficiency and environmentally responsible practices. We provided a sustainable design for the 8.1 acre site including site planning, civil engineering, stormwater management and
construction administration. Low Impact Design (LID) initiatives such as bioretention, infiltration, pervious paving, and stormwater wetlands are incorporated throughout the site, parking areas and maintenance yards to lessen the impact of the development. A rain
water harvesting system was designed and implemented for gray
water reuse within the facility.
The complex is certified LEED Silver.

Provided construction documents for two new residence hall facilities on the 4.1 acre site. Design services included site
planning, civil engineering, permitting, erosion control, stormwater management, and utility design. Special attention was provided for redesign and repair of existing driveways and parking areas to accommodate additional volume, improve traffic circulation and emergency vehicle access while incorporating green landscape islands to beautify the area. Village South is the first dormitory in
North Carolina to achieve LEED Gold certification.

After a fire unexpectedly destroyed Schafer Residence Hall, Warren Wilson College desired to have a new residence hall designed, permitted and constructed within 6 months from the date of the fire. We crafted an accelerated design process and worked side by side with the building Architects to uphold the strict
environmental standards of the College and completed the new buildings for occupancy that fall. The resultant site design incorporated three two story suite style residence hall buildings
(36 bedrooms each), positioned on the earlier site, preserving the mountain architecture, remaining vegetation and large trees in the center of campus, serving as a symbol of survival and
sustainability. Schafer Hall is a LEED Silver certified facility.

Participated in a site investigation for the Billy Graham Training Center to choose between two sites that had been selected for the Visitor's Center, make recommendations to proposed development program, and prepare conceptual plans for the two sites illustrating the relationships, benefits, and consequences of each selection, along with a preliminary budget estimate of Probable Construction Costs. Assisted
the Cove in the design and expansion of parking facilities on the campus. Special consideration was given to blending the proposed sites with the environment, and minimizing impacts.

Provided site planning and design, water system design, grading and erosion control, construction documents and permitting submittals, including the parking, entrance and roadway design, for the Sanctuary and Activities buildings of the Church on 23 acre site in Buncombe County. We worked with the church leadership to accommodate both the current construction needs and planned future growth of the Church.

Work included the site planning, parking lot layout, erosion control and grading plans for a 36,673 s.f. Church Educational building (addition to existing Sanctuary) on 34 acre site. The plans considered both the existing conditions and future expansion plans for the site. Special
attention was given to the collection, treatment and discharge of stormwater runoff in economical but effective way.

Assisted UNCA and created a master plan of the University Water System including line sizes, line materials, age, valves, vaults, service connections and appurtenances. Created a hydraulic network model of the water system, inputting estimated water demands, projected fire flow data and performed a hydraulic analysis of the system. The results were used to target and model future improvements and expansion of the water system. A capital cost and life cycle analysis was then prepared to
budget for annual maintenance and improvements to the water system.

Camp Lake James is Crescent Communities' Adventure Center and
Primary Amenity serving its Lake James Communities. It consists of a Social Hall with a fitness center, and County Line Canteen food shop, two swimming pools, a spa, tennis courts, activity fields, amphitheater and walking trails. Design included permitting and preparation of
construction documents for site layout, and utilities infrastructure to collect and treat the wastewater generated by the site. The use of an innovative and alternative onsite treatment system utilizing flow equalization, recirculation and sand biofiltration technology to
effectively treat the design flow of over. 17,000 gallons per day was provided.

Design and permitting for the Wastewater Collection and Treatment facilities serving the Bright's Creek Resort and Golf Club Community, a 5000 acre property nestled among the beautiful Blue Ridge Mountains. Designed to be environmentally friendly, the facilities include a 250,000 gallon per day reuse quality wastewater treatment plant for treatment and reuse of the wastewater as supplemental irrigation water on the golf
course, a low pressure sanitary sewer collection system incorporating a
master pump station that directs flow to the wastewater treatment plant.
The Phase I sewage collection system contains over 19 miles of sewer
collection lines and overcomes 1800 feet of elevation changes.
Location: Blue Ridge Parkway, Haywood County, NC
Graveyard Fields Overlook, a client/stakeholder team that includes the National Park Service and the US Forest Service. Desired to conduct a one day planning session to guide decision making for planning improvements to the operations and maintenance of the overlook. Including prioritization of
a list of management and use issues (limited parking spaces and the lack of convenience/ restroom facilities) for one of the most visited sites on the Blue Ridge Parkway. Summarized the "next steps" identified in the workshop that could enhance the visitor experience, participated in site investigations and
held follow up meetings with the client/stakeholder team.
They then developed a modified parking lot site layout and made restroom building location recommendations based on topography, construction access and visual analysis, along with preparing cost estimates for grant submittals to be made
by the Blue Ridge Parkway Foundation.

The Crossings at Cane Creek is a 50 acre development located just east of Asheville, North Carolina. Design services
included full planning, civil engineering and permitting services for community amenities along Cane Creek. The
design for the creek side Heritage Park includes a pavilion, playground, picnic area, vehicular bridge with pedestrian
overlook, fishing access, natural beach area, and soft surface, multiuse trails. A flood study establishing flood impacts was provided by LandWorks, to permit construction within the regulated floodway.

Assited a private developer and the Town of Waynesville in crafting a new zoning option; Hillside Conservation
Development, for guiding development above 2,900 feet in elevation within the Town of Waynesville. The proposed
Conditional Use zoning was approved and adopted by the Town and provide doubling of density in exchange for
incorporating Low Impact Development methods on the project.

Design included providing full civil engineering, landscape architecture and
construction administration services for the Camp Lake James recreation
center. Amenities include three custom pools (main, spa, and kiddie), tennis
courts, boat slips, outdoor amphitheater and trails, along with a private water
system and septic treatment facility. The overall concept for Camp Lake
James is to create a facility, site and experience that blends with the natural
environment. Examples of the client's green principles are a plant palette that
is native to Western North Carolina and a 36,000 gallon rain water harvesting
irrigation system. The Camp opened to members July 4, 2008.

Diamond Creek is an exclusive residential golf course community located in the Blue Ridge Mountains of Avery County, North Carolina. The 800 acre site incorporates a Fazio designed championship golf
course with a rustic clubhouse nestled beneath the Hanging Rock and
Four Diamond Ridge. With breathtaking views and home sites ranging from 3,000 5,000 feet in elevation, Diamond Creek challenged us to work in concert with its steep terrain to create a functional but unique place that preserves, enhances, and protects nature's gifts. Design
included land planning, civil engineering and permitting services for the golf course and residential necessary infrastructure within the development.

Design work included planning and civil engineering, streetscape design
and construction documents for this mixed use development in
Asheville's Biltmore Village Historic District. The team coordinated
with the City of Asheville, North Carolina Department of Transportation, and Historic Resources Commission of Asheville and Buncombe County in the design and specification of materials, lighting, landscape, site furnishings, and irrigation. Special attention was given to
the appearance and its cohesiveness with the overall fabric and pedestrian scale of the Biltmore Historic District.
Location: Brevard, NC
Design included complete civil engineering design services from sketch
plan through construction documents for the redevelopment of this existing urban block into a mixed use development in Downtown Brevard, North Carolina. The project included streetscape construction
documents for N. Caldwell Street, N. Broad Street, and French Broad Avenue that specified grading, layout, site furnishings, lighting, irrigation, and landscaping in coordination with the City of Brevard's Downtown Design Guidelines and Unified Development Ordinance and
the North Carolina Department of Transportation. We worked closely
with the architects and developers to plan a full program onto a relatively small site while still providing a comfortable pedestrian experience at street level.
Location: Weaverville, NC
Design included full civil engineering, site design and detailed construction documents for the mixed use development including streetscape in accordance with the Town of Weaverville and NCDOT regulations. The plan was tailored around a historic cemetery that was discovered on the property and provided detailed stormwater design,
entrance design, design of common open space areas adjacent to interior
residential buildings, and a landscaping plan. A streetside pocket-park
with outdoor patio seating for restaurants along with and a multipurpose
area to serve as a small community market or to accommodate overflow
from local festivals.

Completed plans, conducted the bidding process, and provided construction
observation for a series of meadows within this upscale residential community.
The meadows were planted with several different native seed mixes to create
aesthetic appeal, add valuable forage for wildlife, and provide recreational
opportunities for residents. Amenities in the meadows include a "Blue Ridge
Parkway" rustic style parking pull off to allow residents to take advantage of
long range mountain views, installation of a series of biodegradable log check
dams to reduce erosion, and miles of walking trails provide pedestrian access to the meadows from though out the development. As a site feature a new wooden vehicular bridge within the
525 acre, 100 lot residential community was designed to replace an existing culverted road crossing. The design, permitting, and construction oversight of the culvert removal, new channel grading, and stream stabilization work. Bank
stabilization techniques used included live staking, biodegradable matting, and
native riparian buffer plantings. The new channel was seeded with original bed
material and instream structures used included a boulder grade break and toe
protection (coir fiberlogs).

Serving the 42 acre Urban Town Center and the 145 acre Biltmore Corporate
Technology Park. A Stormwater Master Plan and Construction Documents for
the installation and permitting of several stormwater water quality ponds and
creek restorations to treat and remove pollutants from the first flush of
stormwater runoff were prepared. The permitting and installation of these
stormwater ponds allowed for increased density within the Town Center and
Corporate Technology Park creating an urban lifestyle which includes a YMCA,
Hilton Hotel, movie theater, condominiums and townhomes, retail space, office space, restaurants and a location for several corporate headquarters.

Assisted the University of North Carolina, Asheville, in securing grant monies for the Design, Construction and implementation of Stormwater Best Management Practices (including the creation of wetlands, wet ponds, rock forbays, weirs and vegetative channels) to capture, treat and remove pollutants from the first flush of stormwater runoff from the 81 acre drainage watershed that runs through the heart of campus. The larger impact of this project will be
improvement of the water quality within the French Broad River Basin.
